What Every South African Homeowner Should Know

What proper treatment and smart design can do is significantly change how a thatch roof behaves in a fire, which is exactly what South African building regulations are built around.

Fire Safety for Thatched Roofs: What the Regulations Require

Thatched structures fall under SANS 10400-T, the national fire safety standard, which sets out minimum safety distances between a thatched building and any boundary line or neighbouring structure.

Untreated thatch is classified as a high fire load. Roofs treated with a tested fire retardant system qualify for reduced safety distances because the treatment changes how easily the roof ignites and limits heat release. Larger structures—roofs over 300m² or those built close to a property boundary—are required to have additional safety systems installed and properly maintained.

What Fire Retardant Treatment Actually Does

A tested fire retardant system changes the roof’s fire classification based on standard testing methods. Crucially, a proper treatment does not seal the thatch. A skilled thatching contractor will never completely seal a roof, as thatch must breathe. Sealing it traps moisture underneath, leading to internal rot that ruins the structure over time.

Treatment needs to be reapplied periodically (typically every 5 to 7 years depending on the specific product) and re-inspected whenever routine thatched roof maintenance is performed, as disturbing the outer layer can compromise protection.

Beyond Fire Retardant: The Full Safety Picture

  • Lightning Protection: Areas with higher lightning activity require a properly designed lightning conductor system, especially where internal wire binding is used within the thatch layer.
  • Spark Arrestors: Any active chimney requires a stainless steel mesh spark arrestor, and chimneys should be swept annually before winter.
  • Electrical Wiring: Cables should never run through or touch the thatch layer directly. Wiring must enter the building at ground level and remain properly conduited throughout.
  • Compliance Certification: A professional installer will issue a formal certificate of compliance detailing the product used, application method, and the next required treatment date.
